The Dallas City Council and its City Plan Commission are nearing the end of an intense process to revise and update Forward Dallas, first approved in 2006. Forward Dallas 2.0 has been approved by the City Plan Commission. It is scheduled to be considered by the City Council sometime this fall.
The Forward Dallas document tries to provide real estate development guidance for neighborhoods, retail areas, office space and industrial space of all sorts in all corners of Dallas. According to the City Plan Commission, it is not meant to be a rezoning document, but only a guide to be used with zoning requests. Because this document may affect zoning decisions near our neighborhood, it is worth following the City Council discussion this fall. And staying in touch with our Council Member.
The Downs of Hillcrest worked together several years ago with surrounding neighborhoods and our District 11 Council Member Jaynie Schultz to draw a 635 Area Plan, which defined acceptable redevelopment for office properties along LBJ Freeway between Preston and Hillcrest. This plan is a respected guide for developers and city staff for zoning requests near The Downs and surrounding neighborhoods.
The HOAs which participated in this process remain in close contact with each other to monitor future zoning issues.
